Terms and Conditions

  • 100% refund if you cancel at least 30 days before check-in. 
  • 50% refund (minus the service fee) If you cancel between 14 and 30 days before check-in.
  • No refund if you cancel less than 14 days before check-in.


Damage and Incidentals

You will be responsible for any damage to the rental property caused by you or your party during your stay.

House Rules

  • Check in after 4:00 PM
  • Check out before 11:00 AM
  • Maximum overnight guests: 20 (sleeps up to 12 adults comfortably) ($75.00 per night for each guest over 15 (20 guest maximum, no exceptions)
  • Minimum age to rent: 25
  • Children allowed: ages 0-17
  • No pets allowed
  • Events allowed: birthday parties, family gatherings, weddings, girls trips, photography, writer's retreats and more.   Maximum event attendees: 35
  • No smoking allowed
  • TRASH: Contain trash inside bins ONLY. Drop extra trash at Pigeon Forge High School Convenience Center (address:  414 Tiger Dr, Pigeon Forge, TN 37863)
  • EXTRA TRASH fee $50 to start.
